Muse appointed to lead regeneration of Bletchley station quarter ahead of East West Rail
Muse has been appointed by Milton Keynes City Council to lead the regeneration of Central Bletchley, with plans to create a new mixed-use neighbourhood around Bletchley railway station as the town prepares for the arrival of East West Rail.

The regeneration specialist has signed a development agreement with the council to prepare a masterplan covering major development sites on both the eastern and western sides of the station. Working in partnership with Milton Keynes Development Partnership (MKDP), Muse will develop proposals for new homes, retail space, community facilities and public realm improvements intended to strengthen links between the station and Bletchley's town centre.
The housing element is expected to include a mix of affordable homes, build-to-rent properties and homes for private sale. The plans also envisage active ground-floor commercial uses, improved public spaces and community infrastructure designed to support long-term regeneration and encourage investment in the town centre.
The appointment follows the announcement earlier this year of a £22m investment package for a new eastern entrance to Bletchley station, comprising £17m from the Government's Growth Mission Fund and up to £5m from Milton Keynes City Council. The new entrance will provide a direct pedestrian connection between the station and Queensway, Bletchley's main shopping street, with the aim of improving accessibility and increasing footfall for local businesses.
The wider regeneration programme is intended to maximise the opportunities presented by East West Rail, the new railway linking Oxford, Milton Keynes, Bedford and Cambridge. Bletchley is expected to become a key interchange on the route, strengthening its role within the Oxford-Cambridge Growth Corridor and improving connectivity for residents, businesses and visitors.

Matt Green, Development Director at MKDP, said the partnership marked "a major step forward" in the ambition to establish Bletchley as a regional economic centre within the Oxford-Cambridge Growth Corridor, adding that the masterplan would seek to balance future growth with the town's distinctive heritage.
Public consultation and design work on the masterplan are expected to begin in the coming months before detailed planning proposals are brought forward. MKDP said the project forms part of the wider Bletchley and Fenny Stratford Vision 2050, which aims to support housing delivery, improve public spaces and stimulate economic growth across the town.
The project adds to Muse's portfolio of station-led regeneration schemes across the UK, including Stevenage Station Gateway, Bristol Temple Quarter, Stockport Exchange, Salford Central and Arden Cross. Such developments seek to use major transport investment as a catalyst for housing, commercial development and public realm improvements, reflecting a broader trend towards integrating rail infrastructure with urban regeneration.
